Furnishing an Airbnb or holiday home: the full list
19 October 2026
Holiday homeAirbnbBuying guide

A holiday home is furnished for strangers, and the cleaner has about an hour between check-out and check-in. So every piece on the list has to do three things: take a knock, wipe clean inside that hour, and sleep or seat one more person than you planned.
This list is for hosts and investors setting up a short-stay rental, a holiday house or an Airbnb from empty. It goes room by room, from the front door to the backyard. Every item links to a Triple J product that was in stock when we checked, and every claim about a product comes from its own page. Prices are as listed on 20 October 2026; check the page on the day you order.
How to use this list
Read each room with three questions in mind.
Will it survive a guest? Guests drop bags on tables, put wet glasses on bedsides and sit on the arm of the sofa. Pick tops that resist scratches and stains, frames with a long warranty, and fabrics you can wipe.
Will the cleaner thank you? Anything that needs special care costs you time between bookings. A stone or ceramic top wipes clean. A leather seat wipes clean. A sofa with a storage chaise hides the spare pillows so they are not on the floor.
Does it add a bed or a seat? Your nightly rate follows how many people the place sleeps. A sofa bed, a bunk or a trundle can add two guests to the listing without adding a room.
At the end there is a short checklist you can tick, and a worked example of what one full fit-out costs from these pages.
The entry: a place to drop the keys
The first thing a guest does is put something down: keys, a phone, a bag of shopping. Give them a surface by the door so it does not land on the dining table.
- [ ] A console table with a hard top. The Cotswold console table has a sintered stone top that its maker calls scratch and stain resistant for easy maintenance, on a walnut-finish hardwood base, for $438. For less, the Suez console table has a white marble top on black metal legs for $345.
- [ ] A lamp for late arrivals. Guests often arrive after dark and do not know where the switches are. A lamp on the console, left on a timer, solves that. The Island ceramic table lamp is $157 with its shade. It takes a bayonet bulb up to 60 watts.
The living room: a sofa that is also a bed
The living room is where the listing photo is taken and where most of the wear happens. Spend here first.
A sofa bed turns a one-bedroom place into one that sleeps four.
- [ ] A sofa bed. The Wilson queen sofa bed is $1,484. It has a memory foam mattress and a bi-fold mechanism, in durable polyester fabric. The Romy 2 seater sofa bed with storage chaise is $1,032. The chaise opens for storage, so the spare pillows and the throw have a home.
- [ ] Or a leather sofa. If the place already sleeps enough, leather is the easier sofa to keep clean. The Sonoma 3 seater is leather on timber legs, $1,824, with a 5-year frame warranty.
- [ ] A coffee table that hides things. The Cleo storage ottoman is $438. Its flip-top lid makes it a cushioned footrest or a coffee table, and the space inside holds board games, spare remotes or the guest book. It also has no hard corners, which matters if families book the place.
- [ ] A side table at each end of the sofa. Guests need somewhere to put a drink that is not the floor. The Apollo round side table is solid mindi timber in natural, black or walnut, for $199, with minimal assembly.
- [ ] A TV unit that arrives built. The Arlo TV unit is mango wood in walnut, black or driftwood with brass accents, for $595. It comes fully assembled, so it is ready the day it lands.
Leave the shelves mostly empty. A few books and one plant photograph well, and the cleaner has less to dust.
The dining area: tops and chairs that wipe clean
The dining table works harder in a holiday home than at home. It is the breakfast bar, the desk, the place for the takeaway and the board games. The surface matters more than the size.
- [ ] A table with a stone top. The Cotswold dining table is $1,213. Its sintered stone top is, in the maker's words, scratch and stain resistant for easy maintenance.
- [ ] Chairs that wipe clean. The Boca leather dining chair is $322 each. Genuine leather, fully assembled, and the page says: wipe clean with a damp or dry cloth. Fabric dining chairs look soft in photos, but a spilt glass of red wine can end them.
For the right size of table for your room, see our guide to dining tables that honestly seat six.
The kitchen bench: stools made for hard use
If the kitchen has a bench with an overhang, two stools turn it into the place guests have coffee.
- [ ] Counter stools rated for commercial use. The Tokyo counter stool is $193. It is solid mahogany, fully assembled, and rated for commercial and domestic use. It is for indoor use only, so keep it off the deck.
The main bedroom: storage under the bed
The main bedroom sells the listing. Guests look for a good bed, a light on each side and somewhere to put their clothes.
- [ ] A bed with drawers. The Kingston 4 drawer bed is $1,071 in queen and $1,154 in king. Four drawers under the bed hold the spare linen, so there is no linen cupboard to find room for. It needs assembly.
- [ ] Two bedside tables that wipe clean. The Klimt bedside table is $223. A ceramic top on a metal frame; the page calls it resistant to stains and easy to clean, which matters next to a glass of water every night.
- [ ] Two bedside lamps. The Bridgehampton rattan bedside lamp is $157, with a white drum shade and a switch on the cord, so nobody has to reach under the shade in the dark.
- [ ] A wardrobe, if there are no built-ins. Some older holiday houses and granny flats have no built-in robes. The Zara 4 door 4 drawer wardrobe is $789, with metal drawer runners and a mirror on two of its doors, so you do not need a separate mirror.
- [ ] Or a low chest of drawers. If the room has robes, a chest gives guests somewhere to unpack. The Canva 6 drawer low chest is messmate in black, with metal runners, fully assembled, for $660.
Anchor every chest and wardrobe to the wall. Their product pages say so, and in a house full of other people's children it is not optional.
The second bedroom: more beds in the same room
The second bedroom is where you add guests. Families book places that sleep the whole family, so this room earns its keep in beds, not furniture.
- [ ] A bunk. The Welling single over double bunk is $659. Solid rubberwood, white, with a double below and a single above, so one room sleeps three. The maker rates the top bunk to 100 kg and the double to 200 kg. It comes flat-packed.
- [ ] Or a day bed with a trundle. The Charlotte day bed with trundle is $781. It seats by day; the trundle makes two singles at night. Mattresses are extra.
- [ ] Or two simple singles. The Alix fabric bed is from $388 in single, and its page names it for a child's bedroom or a spare room. The Akira metal bed has a powder-coated metal frame and comes in single, king single, double and queen, from $329.
Put a bedside table or a hook within reach of every bed, including the top bunk. Guests need somewhere for a phone.
The owner's cupboard
Every short-stay place needs one cupboard the guests do not use. It holds the things you do not want walked off with, plus the spare linen, toilet paper and cleaning gear.
- [ ] A tall hanging cupboard. The Metro all hanger cupboard is $280. Its page lists impact-resistant edging, scratch-resistant surfaces and a metal hanging rod, with a 2-year warranty. It is 80 cm wide, 45 cm deep and 178.5 cm tall. Its page lists no lock, so fit a cabinet lock or keep it in a room you lock. Anchor it to the wall.
A work corner
More guests now work from a holiday house for a few days. A small desk can be the line in your listing that wins a midweek booking.
- [ ] A plain desk. The Rapid Worker desk comes in five sizes, from $129, with a 25 mm melamine top on an ironstone base and a 5-year warranty. It is flat-packed.
Outdoor: aluminium and stackable chairs
In summer the deck is the room guests photograph and post. Outdoor furniture in a rental also has to live through weeks with nobody there to bring the cushions in.
- [ ] An outdoor dining set. The Baska outdoor dining set is $1,319. An aluminium frame with a low-maintenance powder coat, a polywood slat top, and four stackable chairs in weatherproof, water-repellent, UV-protected fabric. The table extends, and the chairs stack away between guests.
- [ ] Extra chairs for big groups. The Icaria outdoor chair is $147, aluminium with textilene, and it stacks.
- [ ] An outdoor lounge. The Islay 2 seater is $576, a powder-coated aluminium frame with weatherproof, water-repellent, UV-protected cushions. It arrives fully assembled.
- [ ] Sunloungers by the pool or the lawn. The Sorrento sunlounger is $197, in UV-stabilised glass polypropylene, fully assembled.
- [ ] A small outdoor table. The Santorini coffee table is $103, in the same UV-stabilised polypropylene, in four colours.
If your deck is open to the weather, skip anything whose page says "for undercover use only". Some of Triple J's solid timber outdoor ranges carry that line.
What one fit-out costs
Here is one way to furnish a two-bedroom place from this list, at the prices above.
| Room | Items | Cost |
|---|---|---|
| Entry | Cotswold console, Island lamp | $595 |
| Living | Wilson sofa bed, Cleo ottoman, two Apollo side tables, Arlo TV unit | $2,915 |
| Dining | Cotswold table, four Boca chairs | $2,501 |
| Kitchen | Two Tokyo stools | $386 |
| Main bedroom | Kingston queen bed, two Klimt bedsides, two Bridgehampton lamps, Zara wardrobe | $2,620 |
| Second bedroom | Welling bunk | $659 |
| Owner's cupboard | Metro cupboard | $280 |
| Outdoor | Baska set, Islay lounge | $1,895 |
| Total | $11,851 |
That fit-out sleeps seven: two in the queen bed, three in the single-over-double bunk and two on the queen sofa bed. Mattresses, linen and decor are on top.
How to order it
Order the whole list at once and you track one order, not ten. A removalist brings the furniture and texts the day before, so you can meet the truck or send the cleaner. Regional areas can get pallet delivery, which lowers the freight. Triple J offers professional assembly with delivery for most furniture; the bunk comes flat-packed and the Kingston bed needs assembly, so ask for it on those.
Many of the pieces above arrive fully assembled: the Arlo TV unit, the Boca chairs, the Tokyo stools, the Canva chest, the Islay lounge, the Sorrento sunlounger and the Santorini table. Those are ready the moment they come off the truck.
Triple J sends most orders within 3 to 10 days when the stock is there. Its terms call delivery times estimates and aim for 5 weeks from the order. If the place takes its first booking on a set date, order 5 weeks before it.
You can cancel an order within 2 working days. After that, a 15% fee applies. So measure each room before you order.
